The ultimate in assisted living
Situated in Echuca, 220km north of Melbourne on the majestic Murray River, Cunningham Downs Village offers a range of alternatives to suit your retirement lifestyle.
The village comprises 79 two and three-bedroom independent living units (ILUs) with 14 assisted accommodation units (Brolga Apartments) on a 5.9 hectare site surrounding a modern 92 bed ageing in place residential aged care facility (Wharparilla Lodge).
Light and spacious, the independent living units at Cunningham Downs Village adjoin either a single or double garage (with room for a workshop) and offer a choice in design to suit all needs and lifestyles.
In July 2012, The Australian newspaper analysed the top 10 destinations in Australia for ‘baby boomers’ in their retirement and the number one choice was Echuca.
One of Victoria’s premier tourist attractions, the old riverboat Port of Echuca provides a central hub for a vibrant and prospering regional community. With first class health facilities, all imaginable leisure and lifestyle activities readily accessible, and an ideal climate – Echuca Moama offers all you could dream of for your retirement years.
Just minutes by car from the town centre of Echuca, Cunningham Downs Village is serviced by regular visits from the town bus. Just across the bridge in Moama, residents have access to wonderful facilities including Rich River Golf Club, Moama Bowling Club, and the Moama RSL – all of which offer complimentary door-to-door bus services to and from their establishments. Echuca Moama offers a wide range of churches, clubs and community groups including Lions, Rotary and four Probus clubs.
Designed for seniors seeking independent living in a secure, community environment, the village offers a community hall with a wide range of activities on a weekly basis (carpet bowls is always popular), a caravan or boat storage yard, communal vegetable garden and a rotunda providing a peaceful setting for a group or family BBQ.
Maintenance fees and rent cover such items as rates, building insurance, gardening, lawn mowing and internal and external maintenance of buildings, fixtures and fittings.
Security of tenure is provided in the way of a 49-year lease/licence agreement.

The next stage of Cunningham Downs will see the village expand on to almost 14 hectares of additional land immediately to our west. This will include a six hectare recreational zone offering bush walks among the beautiful old gum trees, bird watching, or just quiet, reflective time by the lake immersed in the beauty and tranquility of the natural surrounds.
Cunningham Downs Village is operated by Echuca Benevolent Society Inc. – a community-based, not-for-profit organisation that has been serving the community of Echuca Moama since 1878.
